Dear Members:

Please be advised that due to the extensive six (6) hours of work completed on the sewer lines on Christmas Day, December 25, 2024 the tree on Wavecrest was in need of removal. Due to several severe sewer backups, these tree roots have created havoc for over three years to the sewer system in these units.  Winfield Mutual Housing paid two men double time for six hours on Christmas Day and an outside plumber to help repair the lines. It is more cost effective to remove the tree and solve the problem and repair the sewer lines to resolve any future sewer backups.

Winfield Mutual Housing apologizes for any inconvenience this work and the tree removal has created for you and/or your families and any other members that have been or were affected by any noise, parking issues or any other inconvenience that may have occurred on New Years Day.

 For members getting water in basement

Please refer to your Winfield Mutual Housing  Membership Handbook specifically page 34 which reads:

FLOODED CELLARS:  All cellars in Winfield are prone to flood.  There are numerous reasons for water in the cellar which include but are not limited to:  sump pump malfunction; seepage; ruptured water heater or water line; sewer back-up; washing machine overflow, etc.  If there is water in the cellar, the member is responsible for mopping up the water and airing the cellar to dry it up. 

In the event a member finishes the cellar, installs a rug on the floor, or leaves any item in the cellar, or on the floor, which can be damaged by water or by moisture, the corporation assumes no responsibility for any damage to the member’s personal property.  Members are encouraged to obtain adequate insurance to cover any loss of personal property.  (See Cellars)
